Building Information Modeling - Model-based quantity determination for budgeting, time scheduling, contracting and accounting

active, Most Current
Organization: VDI
Publication Date: 1 May 2018
Status: active
Page Count: 36
ICS Code (IT applications in building and construction industry): 35.240.67
scope:

This standard describes how building information models can be used to align activity quantities and management accounting (controlling) structures in the fields of "cost estimating", "scheduling", "tendering and contracting" as well as "execution and billing", taking all project phases, from development right through to completion, into consideration.

The standard has been compiled for all the parties involved in a building project who wish to use shared data to shape processes related to the named applications, as well as for their suppliers, including suppliers of information technology.

It focusses on deriving data from building information models and on presenting reliable data for determining target and actual values when calculating effort and costs as well as services provided. One essential principle of this task is to provide the exact data required for a specific task in a machinereadable format. The standard also describes the structure that is used to connect the required information on the building with the required services and resources and their time schedules. Data formats are not discussed in this standard.

For this purpose, the data relating to the building or other construction comprises time schedules, cost estimates and geometric plans for different levels of definition of the updated project phases. The cost estimates are drafted in relation to the number of levels of definition and the type of contract in the format defined by the German Joint Committee on Electronics in the Building Industry (Gemeinsamer Ausschuss Elektronik im Bauwesen, GAEB) or in a comparable neutral data format. Modelled geometry has to be available in the required detail. According to the BIM objectives, the data of time schedules, cost estimates and geometry models have to be interlinked in the data structure in order to represent the planned or reported progress statuses shown in one plan in another, corresponding plan. The exchanged activity quantities are derived from the relationships between these part-plans (for example 200 m2 of formwork for the pillars in the second construction phase).

The examples in this standard illustrate possible ways of implementing the described methods.
