scope:
This guidance is for sponsors, project managers involved in managing TfL building construction and refurbishment where:
• the work requires Local Authority planning permission, it must achieve a BREEAM rating of Excellent, attaining at least 'Very Good', or meet the BREEAM rating required by that Borough (see Appendix 1) where that is higher, or
• the work requires approval from the Secretary of State for Transport under a Transport and Works Act Order, it must ideally achieve the BREEAM rating of Excellent, attaining at least Very Good or
• under Permitted Development, if the estimated total cost exceeds £50 million or the contractor's costs exceed £25 million, it must achieve a BREEAM rating of Excellent, attaining at least Very Good
• the local Directorate is able to make the business case for requiring a higher BREEAM rating
• Such projects include (but are not limited to) the design and construction of:
• Stations (new construction)
• New depots or major upgrades to depots
• Major station upgrades
Purpose
The purpose of this guidance is to provide advice to TfL staff involved in managing projects and programmes using the Building Research Establishment Environmental Assessment Method (BREEAM)) to achieve external sustainable building certification.
